## 1. Know your service tier

- [ ] Understand **tenant-find only** — marketing, referencing, move-in; you manage after
- [ ] Understand **rent collection** — chases rent; repairs often still on you
- [ ] Understand **fully managed** — repairs, compliance, tenant contact, maintenance coordination
- [ ] Confirmed which tier you need (remote/busy landlords usually need fully managed)
- [ ] Asked if the agent will take over an existing tenancy if switching

**Red flag:** "Fully managed" on the brochure but tenant-find pricing in the quote.

## 2. Compare fees properly

- [ ] Got a **printed fee schedule** — headline %, VAT, every extra listed
- [ ] Compared 2–3 written quotes on the **same service tier**
- [ ] Checked **Section 13 notice fees** — included or extra?
- [ ] Asked about **tenancy renewal fees** and checkout/inventory charges
- [ ] Asked about **contractor mark-ups** on repair invoices (often 10–20%)
- [ ] Calculated the **full year cost** — not just the monthly headline %

**Illustrative:** ~14.4% inc VAT on £1,370 pcm ≈ £2,370/year vs ~20% on £1,500 pcm ≈ £3,600/year.

## 3. Questions before signing

- [ ] Who is my **named local manager**? Direct number — not a call centre
- [ ] Is the agent **ARLA Propertymark** (or equivalent) registered?
- [ ] What's **included vs billed separately** in full management?
- [ ] How fast do they respond to **emergency repairs**?
- [ ] Who tracks **gas, EPC, and EICR** renewals?
- [ ] What is the **termination notice** period and any exit fees?
- [ ] Can I speak to **other landlords** they manage for?

**Red flag:** No printed schedule, can't name your manager, won't give references.

## 4. Why full management (not just tenant-find)

- [ ] **Compliance** — gas, EICR, deposit rules, Renters' Rights Act changes chased for you
- [ ] **Maintenance speed** — local contractors, not midnight Google searches
- [ ] **Remote landlord** — property is counties away; you need a local team
- [ ] **Tenant preference** — many tenants want a reachable manager for repairs

## 5. Walk-away signals

- [ ] Agent dodged fee schedule request
- [ ] Can't name day-to-day manager
- [ ] No professional body registration
- [ ] Won't provide landlord references
- [ ] Punitive exit clauses or hidden renewal fees
- [ ] Vague on what's included in "fully managed"

If you see these, keep comparing — cheap silence is still expensive.
